Commercial Conveyancing

This is an area which covers a vast array of potential transactions some of which will affect any business which owns or occupies premises or deals with property as the business activity.

These include drafting and negotiating leases of commercial premises; acquisition and disposal of existing commercial leases; commercial development from the acquisition of development sites either by way of option or on a subject to planning basis, through the building process and final disposal either by sale on to a third party or leases of individual units to end users; acquisition and disposal of residential development sites and properties through to disposal; dealing with lending institutions involved in the finance of any of the aspects of commercial conveyancing; all other issues arising from commercial property transactions.

Many complex issues may arise. There may be difficulties concerning matters upon which a transaction is conditional. It may be necessary to consider the implications of restrictive covenants. The transaction may require the drafting or approval of technical documents. Tax aspects, rights of way and many other complicated legal issues may require detailed consideration.
